There is a long checklist of items that need to get finished before you sell your home. One of the most daunting tasks is staging your home to be able to secure a buyer during an open house. Staging can be expensive but a few simple tricks like the ones we list here can help alleviate some of the cost and help attract a buyer.
Remove the pictures- Although the pictures hanging along the stairwell are beautiful testaments to your family and the things you love, they will not benefit you when it comes to selling. Decluttering of any personal items is recommended. Potential buyers need to be able to picture themselves in a space. A home that has family photos on the wall, children’s toys in the open etc, will make them feel as though they are intruding on your home instead of seeing it as their potential new home.
Neutral tones- The most commonly given piece of advice is to make your house a more neutral palette. The red kitchen you love is a bold choice that most potential buyers are likely to not have as much enthusiasm about. Thankfully, this can be remedied with a coat or two of paint and your own time. If the hardware doesn’t match, there are many places to find cheap hardware that will help to sell your home.
Lighting- Natural lighting is often on buyers list of qualities that they want their next home to have. Take advantage of this by opening the curtains, shutters, and more to bring in as much natural light as possible. Artificial lighting is just as important so change the lightbulb that has been out for months. For spaces that tend to have less natural lighting like closets and bathrooms, warm toned light bulbs are more complimentary to skin tones and create a comfortable environment.
Color and Texture- With the neutral palette achieved, adding color is how you brighten a room and make a house feel like home. It can be as simple as fresh flowers on the kitchen table or a bowl of lemons and oranges on the kitchen counter. Finding ways to add texture helps to break up a room and diversify the color pallet. A blanket draped over the back of a couch and throw pillows of a different material than the seat are great places to start.
